Who we are

CommonWatch is a service of Fizmio LLC (“we”, “us”). Homeowners associations and other communities use CommonWatch so residents can report problems at shared amenities and the community's team can handle them. By using CommonWatch you agree to these terms. A community's subscription is also covered by its own agreement with us.

Using CommonWatch

• Report real problems, and describe them honestly.
• Don't use CommonWatch to harass anyone, send false or abusive reports, or share other people's private information.
• Don't try to break, overload or get around the security of the service.
• Your community and we may remove reports or block access that break these rules.

Text messages

The CommonWatch text program sends updates about reports and alerts to the community's team. Messages come from a CommonWatch number.

• Residents: if you tick “Text me updates about this report” and give your mobile number, we text you about that report only: when the community's team accepts it and when it's resolved. Replies to our number aren't read; contact the community for anything else.
• Community team members: if you turn on text alerts in your account, we text you when a report needs attention.
• Message frequency varies. For a resident it is usually two messages per report.
• Message and data rates may apply.
• Reply STOP at any time to stop receiving texts. We'll send one message to confirm, and no more after that. Reply HELP for help, or email hello@commonwatch.app.
• Agreeing to texts is never required to send a report.
• Carriers are not liable for delayed or undelivered messages.
• We don't share mobile numbers or text-message consent with third parties or affiliates for marketing or promotional purposes. See our privacy information.

Your reports

You're responsible for what you write and the photos you add. Reports become part of the community's records, and you let us and the community use them to handle the problem and keep those records.

The service

We work to keep CommonWatch available and its alerts on time, but we can't guarantee that it will always work or that every alert or message arrives. CommonWatch is provided “as is”. To the extent the law allows, we aren't liable for indirect or consequential losses from using it.

Changes

We may update these terms. The date at the top shows when they last changed.
